Stop the next flood before it starts

Basement Waterproofing and French Drain Installation in Georgetown

The short version: chronic basement leaks are a drainage problem, and drainage has known fixes: interior french drains, weeping tile replacement, sump systems and backwater valves. Basement waterproofing in Georgetown runs from about $2,000 for a localized repair to $20,000+ for a full interior perimeter system, and Halton Region subsidies can cover thousands of it. Why Georgetown basements leak

Two reasons, and your house's age usually tells you which one you have. The first is worn-out drainage. Homes built here before roughly the mid-1970s, which includes the entire Delrex build-out and everything older downtown, typically drain their footings through clay weeping tile. Sixty-plus years on, that tile is cracked, root-invaded and packed with silt, so spring melt and long rains simply have nowhere to go except through the wall. The second is water volume that overwhelms even healthy systems: slow-draining, clay-heavy soils around Halton hold water against foundations after storms, and summer downpours like the 79 mm day Halton Hills took in July 2024 put more water at the footing in an afternoon than a normal month delivers.

Either way, the symptom arrives the same: a floor crack that weeps each March, efflorescence climbing the block, carpet that smells like a tent. Waterproofing is the discipline of giving that water a better offer than your basement, and the cheapest year to do it is the one when we are already repairing the basements we see around Georgetown after a flood, while the floor is open anyway.

What is a french drain, and is it the same as weeping tile?

Same idea, different location, and the trade uses the names loosely. Weeping tile is the perforated pipe that runs around your foundation at footing level outside, collecting groundwater before it enters. An interior french drain does the same collecting from just inside the footing: we open the slab edge, lay perforated pipe in washed stone, and route everything to a sump pump that ejects it well away from the house. When people search "install french drains," the interior perimeter system is nearly always what their basement actually needs.

Interior system, exterior dig, or crack repair: choosing honestly

Crack injection fixes a leaking crack, not a drainage failure. Right answer when one poured-wall crack weeps and the rest of the basement is dry.

Interior french drain plus sump is the workhorse: no excavation, works in finished basements, handles high water tables, install measured in days. It manages water rather than blocking it, which is a fair trade at roughly half the exterior price.

Exterior excavation and membrane protects the foundation wall itself and is the right call when the wall is deteriorating, when landscaping is being redone regardless, or on accessible unfinished sides during other work.

We quote the one your house needs, in writing, with the reasoning on paper. If a $600 crack injection solves it, that is the quote you get.

Halton will pay for part of this. Use it.

Halton Region's Enhanced Basement Flooding Prevention Subsidy Program is one of the better-funded prevention programs in the GTA and most homeowners have never heard of it. As of this writing it covers 50% of a backwater valve installation to a maximum of $1,600, up to 100% of a sump pump installation combined with weeping tile disconnection to a maximum of $5,000, up to $500 for downspout disconnection, and up to $2,000 for sewer lateral lining. Note the fine print: the sump and weeping tile disconnection subsidy requires a Halton-approved contractor, and amounts change, so confirm current terms on the Region's page before booking work. We walk you through the application as part of the quote.

Waterproofing and sewer backups are cousins

The same storms that push groundwater through your foundation also overload sanitary sewers, and each problem has its own fix: drainage for the walls, a backwater valve for the floor drain. If your last flood came up rather than in, start with cleaning up after a sewer backup and its prevention section, then come back to drainage. Houses that get both done stop appearing on our emergency schedule, which is bad business for us and exactly the point for you.

Waterproofing and french drain questions

How long does weeping tile last?

Clay tile from the 1950s and 1960s is generally at end of life now: it cracks, roots invade it and silt packs it solid. Modern perforated PVC wrapped in filter fabric is a different animal, properly installed systems are commonly good for decades. If your house predates roughly 1975 and the weeping tile has never been replaced, assume it is doing a fraction of its original job.

Can you waterproof just the one wall that leaks?

Often yes, and we will tell you when that is a sound plan versus a down payment on the next leak. Water follows the easiest path: fix one wall and a high water table may simply find the next lowest point. A single-wall interior drain tied into a sump can be a legitimate fix for a localized problem, and it costs a fraction of a full perimeter. The moisture mapping tells us which situation you have.

Is an interior french drain better than digging outside?

They solve the same problem from different sides. Exterior excavation stops water before it touches the wall, protects the foundation itself, and is the right call during major landscaping or when the wall is deteriorating, but it costs more and destroys gardens and driveways in the process. An interior perimeter drain manages water that reaches the footing and routes it to a sump, at roughly half the cost and with no excavation. For most finished Georgetown basements, interior is the pragmatic choice.

Will a sump pump alone fix my wet basement?

Only if water is already reaching the sump pit. A pump cannot pull water out of the soil across the basement; it can only evacuate what the drainage delivers to it. Pump plus functioning perimeter drainage is a system. A pump beside silted clay tile is a very reliable machine waiting patiently for water that arrives through your carpet instead.

How disruptive is an interior french drain installation?

Honest answer: it is a concrete-breaking job. We open a trench around the affected perimeter, about a foot wide, install the drain and stone, and re-pour the slab. Expect noise and dust control for the install, typically two to four days for a full perimeter. Finished walls along the route need the bottom section opened and rebuilt. It is disruptive once, which is the argument for doing it while a flood repair already has the room open.

Does waterproofing add resale value?

What it really adds is the ability to sell without a conditional-offer fight. A damp basement smell during a showing costs more than a drainage system does, and buyers’ inspectors flag moisture staining every time. Transferable documentation of a professionally installed system, which you get from us in writing, turns a negotiation liability into a checked box.
